Q.   I want to build on my property.  What is the first thing I should do?

A.   Please check the zoning of your property to determine if the intended use of the building is permitted within your zoning district. See question #2 below to learn how to find out what the zoning is on your property.

Q.   Where can I check to see what my property is zoned?

A.
   You can access our online interactive maps using the web link below or by contacting the Zoning Division at 772-462-1553 for assistance.

Q.   Where can I find out what I can build on my property based on the zoning?

A.   You can research permitted and accessory uses allowed in each zoning district in Chapter 3 of the St. Lucie County Land Development Code using the link below or by contacting the Zoning Division at 772-462-1553. You can also find out what conditional uses may be allowed but additional approvals may be required.

Q.   I want to rezone my property.  What do I need to do?

A.   Contact the Planning Division Planner of the Day at 772-462-2822,  or visit the link below for more information on the process, review standards, fees, and access the application.

Q.   What is the process for obtaining a building permit?

A.   The following link will take you to the Permitting webpage where you can access the building permit application flowchart and other helpful permitting resources.

 Q.   Do I need a permit to clear my property?

A.   You may need a permit depending on the zoning on your property, the activity proposed, whether you will be impacting native trees and, if so, how many.  The Environmental Resources Department is responsible for issuing a permit or exemption.  Please call 772-462-2583 or 772-462-2526 or use the link below to for a Vegetation Removal Application, which outlines the requirements for granting or exempting a tree removal activity

Q.   I want to build a driveway. Do I need a permit?

A.   There are two types of driveway permits: residential and commercial.  Both can be obtained through the Building Division which forwards them to the appropriate division for review and approval.  A right-of-way permit is also required for commercial driveway permits.  This can also be obtained through the Building Division. There is a fee for both types of permits.  Please contact the Building Division at 772-462-3755 for more information.

Q.   How do I obtain a conditional use permit?

A.   A conditional use permit is processed through the Planning Division and usually requires a public hearing for approval.  Contact the Planning Division Planner of the Day at 772-462-2822 or visit the following links for more information.

Q.   I want to subdivide my property.  What should I do first?

A.   There are a number of legal ways to subdivide property: lot split, platting and establishing a condominium. Before you decide to utilize any of the legal methods you should contact Planning and speak with the Planner of the Day 772-462-2822 or call the County Surveyor at 772-462-1721.  

Q.    I need a variance to build on my property.  How do I get one?

A.    There are many types of variances and they are approved by different County departments.  Some variances can be approved by County staff but others require a public hearing.  There is a fee for applying for a variance.  For more information, contact the Planning Planner of the Day at 772-462-2822 or visit the link below.

Q.    I want to put up a fence. What will I need to do?

A.   A permit is required prior to installing a fence.  Please utilize the following link and select ''Specialty Permit Application'' to download the application and instructions.

Q.   I want to start a new business (or expand my business) in St. Lucie County.  Are there any incentives available to me?

A.   St. Lucie County does offer incentives to eligible economic development projects.  Contact the Manager of the Planning Division at 772-462-2822 to see if you qualify as an Economic Development project.

Q.   How do I obtain approval to operate a business from my house?

A.   A home occupation license is required and allows for phone and office use only.  Any business involving more than home office use by a resident of the home requires appropriate zoning for the type of business you are conducting.  The following link will bring you to the application for a home occupation zoning compliance.
